The Sudbury single family market has changed. We have a 52 home month and there is finally a little activity in the small house range below $800k. The mover-upper market from $800k up to $1.5m is selling close to asking, taking a little longer, and might even involve a price change or two. From $1.5-2.5m the market is currently saturated. And above $2.5m it’s crickets out there.

Starter houses up to $800k.
One active listing in a pretty good location this month. Five are under agreement. Demand suggests we could use about a dozen more. Sellers are doing very well.

Middle-of-the-market very nice homes from $800k – $1.5m.
Slow but steady. There are now 11 houses on the market, 14 are under agreement or pending in the last month. This is still the sweet spot for Sudbury.

BUYER’S MARKET
Upmarket Big homes with big lots $1.5m – $2.5m.
Listings are starting to pile up in this price point. There are now 11 houses on the market, 5 are under agreement or pending in the last month. This is the first time in a while this has happened.

BUYER’S MARKET
Estate homes $2.5m and up.
Bigger, older homes appeal to a certain demographic that just isn’t buying right now. New construction that is available is kind of meh compared to the other trophy towns. There are still 5 houses on the market, 0 are under agreement or pending in the last month.
